Do I need approval to renovate my strata apartment?

Yes for almost any work that affects common property, the building structure, or services that pass through walls and floors. Cosmetic work inside your lot (paint, soft furnishings) usually doesn't need approval.

Three-tier approval is common: cosmetic (no approval needed), minor renovations (committee approval), major renovations (special resolution of the owners corporation). New flooring, bathrooms and kitchens almost always need approval because waterproofing and acoustic isolation are common-property issues. Get written approval before starting — retroactive approval is much harder.

What if I've already started work without approval?
Stop, notify the strata manager, and apply for retrospective approval. The OC can require you to undo non-compliant work at your cost and may pursue penalties.
Who pays if my renovation causes damage downstairs?
You do — including the strata insurance excess. Your contractor's public liability and your contents/landlord policy should respond, which is why proof of insurance is required up-front.
